DENTON, Texas – Jackson-Shaw has broken ground on Horizon 35, a master-planned business park at the northeast corner of Interstate 35 and Loop 288 in Denton, Texas. Phase I will deliver 543,550 square feet across three rear-load buildings and is now pre-leasing for delivery in the third quarter of 2027.
Strategically positioned along the I-35 corridor, Horizon 35 offers frontage and access to Interstate 35, Loop 288, and U.S. Highway 77, delivering exceptional visibility and connectivity for distribution, logistics, and manufacturing users. At full buildout, the development will total more than 900,000 square feet and accommodate a range of tenant sizes. A future Phase II offers up to 400,000 square feet for build-to-suit.
“We set out to find the right site and build the kind of space we’d want to occupy ourselves: well located, easy to get to, highly functional, and a step above typical distribution product,” said Miles Terry, vice president of development at Jackson-Shaw. “With flexible suite sizes, Horizon 35 is designed to serve a broad range of users as Denton continues to grow.”
Phase I includes Building 1 at 147,390 square feet, Building 2 at 145,920 square feet, and Building 3 at 250,240 square feet. The buildings will feature 32- to 36-foot clear heights, ESFR fire sprinkler systems, 60-foot speed bays, dock-high loading, oversized 18-by-20-foot drive-in doors, and ample auto and trailer parking.
“Denton has become one of the most active and fastest-growing submarkets in North Texas, driven by its location along I-35, a deep and expanding labor pool, and strong demand for modern distribution space,” said Forrest Cook, executive vice president at Stream Realty Partners. “Horizon 35 is exceptionally well positioned to capture that momentum. Few sites offer this combination of highway frontage, visibility, and access, and the quality of design will stand out to tenants evaluating the region.”
Stream Realty Partners is leading leasing for the development, and ARCO/Murray is serving as the design-builder. The Stream Realty Partners leasing team for Horizon 35 includes Forrest Cook and Mac Hall, executive vice presidents, and Connor Land, an associate.
