Ware Malcomb Announces Construction is Complete on DSV Logistics Complex in Innisfil, Ontario

This article was originally posted on Whitepapers and Case Studies: Zweig List.
Summary
Ware Malcomb completed a state-of-the-art logistics complex for DSV in Innisfil, Ontario: a 1.3 million SF multi-client distribution warehouse and a two-level, 40,000 SF corporate office. The people-focused office connects directly to operations with training spaces, staff amenities, and a viewing platform, drawing on modern Danish design and aligning with LEED initiatives. On a 55-acre site, the facility targets sustainability with 160,000 SF of rooftop solar, full LED lighting, and EV charging; it includes 56' x 50' bays, 155 dock-high doors, four drive-ins, and trailer parking for 150. It is DSV’s largest multi-client facility in Canada; design-build by Broccolini.

Which feature do you think will have the biggest impact on future logistics hubs in Canada—the scale, the sustainability elements (solar/EV), or the integrated office-warehouse design?

Ware Malcomb, an award-winning international design firm, today announced construction is complete on a new state-of-the-art warehouse and office complex in Innisfil, Ontario for global logistics provider DSV.

VAUGHAN — Ware Malcomb’s Vaughan office provided architectural and interior design services for the project, which includes a 1.3 million SF multi-client distribution and logistics warehouse facility, and a two-level, 40,000 SF high-end corporate office building.

With close to 150,000 employees in over 90 countries, DSV provides and manages multi-modal supply chain solutions for thousands of companies every day – from the small family run business to the large global corporation.

“Our team accepted the challenge to raise the bar in terms of innovation and sustainability with this project. It is an important location for DSV’s expansion in the Ontario market and now represents their largest multi-client facility in Canada, showcasing next-level solutions for supply chain and fulfillment services,” said Frank Di Roma, Regional Vice President, Ware Malcomb.

The two-level corporate office was designed to deliver a polished, people-focused workplace that supports collaboration, transparency and wellbeing. A bright, welcoming ground-level arrival is defined by floor-to-ceiling glazing and a custom reception desk, while the second level features private offices, perimeter workstations, collaborative social zones and access to outdoor patios. The office includes training spaces, break rooms and a dedicated lunchroom for warehouse staff with integrated locker rooms, along with a second-level viewing platform that creates a strong visual connection to the warehouse floor below. Inspired by modern Danish design principles and aligned with Canadian building standards and LEED initiatives, the interior is elevated through high-end finishes and custom detailing.

“Our goal was to create a cohesive workplace that reflects DSV’s global brand while strengthening the connection between office and operations,” said Amanda Kavanaugh, Director, Interior Architecture & Design, Ware Malcomb.

Located on a 55-acre site, the new warehouse building is positioned for potential LEED certification and features 160,000 SF of rooftop solar panels, full LED lighting and EV charging for both trucks and cars. The facility offers 56’ x 50’ truck bays, 155 dock-high doors, and four drive-in doors, along with a secure storage yard that can accommodate parking for 150 trailers.
